Downtown Indy Named One of the Top Downtowns

The world continues to learn what we already knew--Indianapolis is a great place to live!  And now Downtown Indy was named #3 on a list of "Top 10 Best Downtowns" in the USA.

This announcement was even more exciting news for the city that USA Today just named as the "Top Convention City."

Downtown Indianapolis has great places to live and many exciting new options will be added over the next several years as demand increases.  Now is a great time to buy that downtown Indianapolis condo, loft, or townhome!

Meridian Street Condos

Prestigious Meridian Street is not what most people think of as a location for condos.

The first thing most people think of is the portion of Meridian Street that was listed on the National Registry of Historic Places in 1986 as "One of America's Great Streets."  What comes to mind for most are the amazing homes located along Meridian Street in the historic Meridian Kessler and Butler Tarkington neighborhoods.

But it is also a great address for many condos, townhomes, and lofts as well.

Condo buyers want convenience...and there is not a more convenient location to be found in Indianapolis than Meridian Street.  Meridian Street is the primary North/South Street on the Northside of Indianapolis.  It is described as "The Main Stem," in a book about the history of its historical homes.  

The lofts, townhomes, and condos that are located on Meridian Street are some of the most diverse offered in Indianapolis.  Converted warehouse lofts downtown, a unique church building, a high-rise condo building, several luxury communities, a gated community and two newer townhouse communities.  That's a lot of variety for one street!

Loft Living in Indianapolis

Indianapolis has several great options for buyers wanting the feel of loft living.  But first, what defines a loft?  Lofts can be defined differently by different people, but some of the most frequently used descriptions of lofts include:

  • High ceilings
  • Big windows
  • Exposed brick, beams and duct work
  • Large open space
  • Industrial

Lofts are often converted from a warehouse or former factory and found in an "Arts District."  Indy is no different and most of the lofts in Indianapolis are found near the Mass Ave Arts & Theater District. 

The first loft conversion in downtown Indianapolis was the Lockerbie Glove and was completed in 1984. A history of the building and neighborhood can be found here.  Some of the best views of downtown Indianapolis can be found from these condos and the rooftop deck!  

When you are considering downtown Indianapolis lofts for sale the following communities are a must-see:

For the newer loft style check out Spring Street which was built in 2008.  A new construction development that has many of the traditional elements of a conversion loft is often referred to as a "Soft Loft."  (Something I learned researching this article!) Older conversions are known as "Hard Lofts."

It is a mistake to assume all lofts are in condo communities, like the ones listed above.  Many of the most unique and interesting lofts in Indianapolis are in single buildings or small conversions with two or three units.  It would be very difficult to list all of those locations as some have never been on the market for resale.

High-Rise Living in Indy

My friends who sell condos in New York City, Los Angeles, Austin and Chicago will laugh at this blog but the title "Mid-Rise Living in Indy" just didn't have a good ring to it! 

If you like the idea of "High-Rise" living with features that may include amenities such as a doorman, security, elevators, and views of the horizon, here are a few choices that may appeal to you.  (I have of the theme song to "The Jefferson's" going through my mind as I write this!)

Last year I had some great advice from a friend who sells in NYC.  He said everyone initially wants a condo with a great city view.  He tells them to buy the interior space that works best for them and not the view because after 30 days you don't see the NYC view any longer.  You eventually only see the view when you entertain.  I can't imagine ever taking a fantastic view for granted but think about how often you sit and look out your windows at home now.  He has a point...buy the best floor plan for the way you live.  I used this advice last weekend when helping a buyer choose a condo downtown.  The one with the great parking lot view had the better floor plan for him and I think will ultimately be the best choice for him.

Comparing skyline views between NYC and Indy is a lot like comparing the average prices.  A condo I viewed in NYC recently sells for $2,600 per square foot to the average of $78 in Indianapolis.  Indy is a bargain!

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall down the road, while others are convinced that home prices will go up.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates while they are still available.
